With Local Authorities needing more information on the surrounding properties when considering a planning application, XYZ are kept busy surveying elevations of their clients, neighboring and often overlooking properties.
As with the floor plan surveys, we use a hand held PDA computers linked to our Leica instruments running MBS 'Real Time' software for elevations, again we are enable to see the drawing evolve as we survey the building elevations.
There primarily 3 types of elevation survey:
Profile Elevations: This type of elevation shows the outline of the building walls, eaves ridge and parapet, the ground level at the base of the building and a datum line. Critical heights above the datum are annotated on the drawing. This type of survey drawing is usually used for massing and are read in conjunction with a site plan showing the outline of the building.
Outline Elevations: An outline elevation consists of the main structural elements of a building, showing the main wall lines, door and window openings (with no glazing bars) or door detail, steps, ramps and ground level, eaves, ridge and parapet and chimney stacks (no pots). The elevation also shows surface finishes, datum line and quoted heights above a datum.
Fully Detailed Elevations: A fully detailed elevation shows all of the elements of an outline elevation, plus glazing bar details on the windows, mullion details, details on the doors, cornicing, pillars, friezes, decorative brick work, statues, steps, ramps, eaves, weatherboards, ridge lines and tiles, chimneys with pots, guttering, rainwater, vent and soil pipes, electrical cabling, alarm boxes, air bricks, extractors, air conditioning units etc, plus surface finishes, datum line and quoted heights above a datum.
